Situated on a wide prominent road with deep setback parameters, the existing building site is limited in its footprint, however conserving a lot of its site for open gardens and play areas as a result.
The compact building optimizes its floor space with the use of a central corridor opening out on both ends to vertical cores. The signature feature of this design is the addition of a wide double staircase which serves as vertical circulation but more as an interactive breakout space for the children. The cladding in an exposed brick and metal screen lends privacy, thermal comfort and safety to this staircase which is the heart of the design.
Mahima Elanza set out to redefine existing practices and notions of residential apartment design in the city. The core design principle of houses placed around courtyard spaces in vertical towers of stepping form gives the development its unique character. This is also accentuated by large multi-leveled voids in the towers that open up sky views at the lower levels and interconnect the gardens.
